
Maria Nenciu, CFIC – Lease Auditor, Founder
Maria Nenciu is a Lease Auditor and the Founder of Richvale Consulting.
After working on both the landlord and tenant sides of commercial real estate, Maria chose to dedicate her career to helping businesses understand their lease obligations, manage occupancy-cost risk, and make better real estate decisions.
She uses her experience in lease audit, lease portfolio validation, integration, and occupancy-cost analysis to help organizations control one of their largest expenses and keep more of the money they work hard to earn.
She believes that every dollar unnecessarily spent on occupancy costs is a dollar that cannot be invested in growth, innovation, employees, or improving the lives of the people who make a business successful.

Rouben Alchoujian, MCR – Director, Lease Administration & Abstraction
Rouben Alchoujian brings 25 years of Corporate Real Estate services experience to occupiers who need clarity, control and savings. He has more than 12 years of hands-on lease administration experience, overseeing portfolios exceeding 18 million square feet and $350 million in annual rent, delivering recurring savings of about $1M a year. His client list includes major institutional and corporate occupiers such as the Government of Ontario, GMP Securities, Loblaws, McMillan, PMA, Thrivent Financial and Walmart.
Beyond audits and recoveries, Rouben leads CRE technology selection and implementation, from portfolio data management systems to executive dashboards and data visualization, and drives the change management needed for adoption. An innovation champion, he is an active advocate for AI and other technology disruptors that materially improve lease administration and portfolio performance.
Rouben holds an MCR (Master of Corporate Real Estate) from CoreNet Global.

Laura Bedal, BBA, CPA, CMA – Accountant & Auditor
Laura Bedal is a professional accountant (CPA, CMA) focusing on operational efficiencies and helping her business partners make solid decisions with the aid of financial data.
After 15 years in manufacturing, of which approximately half was in Plant Controllership, Laura decided to transition to a role that allowed her to sample different industries. It is here that she had her first opportunity to work in real estate and gained her first experiences with property accounting. She spent over 5 years managing the Landlord’s financial records and working closely with tenants to help them understand and validate occupancy costs and related charges. In that time Laura became well versed in the lease clauses and would review the work of her team to ensure compliance to the lease.
Laura has a Bachelor of Business Administration from the Schulich School of Business at York University.
